What this site is

PortugalRealEstateLawyer.com exists to help foreign buyers of Portuguese property understand the legal side of the transaction before they commit funds. The site explains, in plain English, the contracts, taxes, registry checks, and licensing requirements that determine whether a property purchase in Portugal will go smoothly or expensively wrong.

Every guide on this site is informational. We do not provide legal advice, we are not a law firm, and reading our content does not create a lawyer-client relationship. Where you submit a consultation request, we connect you with a real estate lawyer admitted to the Portuguese Bar (Ordem dos Advogados) — and any lawyer-client relationship that follows is formed exclusively between you and that lawyer.

Miguel is the founder of Fractio, a consulting practice focused on the Nordic-Iberian business corridor. The operator of this site is not an advogado (Portuguese lawyer) and does not provide legal services. The role of this site is editorial: research the law, explain it accurately in English, and direct readers to qualified independent legal representation when they need it.

Editorial principles

Three principles guide what gets published on this site:

  1. Independence. No content on this site is sponsored, paid for, or commercially influenced by estate agents, property developers, sellers, banks, or any party with an interest in selling property. We have no referral fees from agents and we do not receive commission on property transactions.
  2. Accuracy over completeness. Portuguese law and tax rules change frequently. We prefer to publish a smaller number of accurate, regularly updated guides than a large library of stale content. Where rules have changed recently — IMT bands, AL licensing, Golden Visa eligibility, NHR successor regimes — we flag the change date and link to the official source.
  3. Foreign-buyer perspective. Every guide is written for the foreign buyer reading in English from outside Portugal. We do not assume Portuguese-language fluency, presence in Portugal, or familiarity with civil-law tradition. Where Portuguese legal terminology is unavoidable (CPCV, escritura, Caderneta Predial, partilha), we explain it the first time and link to dedicated explainer pages.

How we work with property lawyers

When you submit a consultation request, your enquiry is reviewed and you are connected with an English-speaking real estate lawyer admitted to the Portuguese Bar. The lawyer issues their own written engagement letter and fee quote. You decide whether to proceed.

Our model with partner lawyers is structured as marketing services and channel licensing, not as referral fees per lead. This structure is important because Portuguese rules of professional conduct (Estatuto da Ordem dos Advogados) prohibit lawyers from paying intermediaries on a per-client or per-result basis. We comply with that framework by being paid — when paid — as a marketing service provider, on a fixed periodic basis, independent of the number of consultations generated.

While the site is in its early period and not yet exclusively licensed to a specific law firm, consultation submissions are received by the site operator and held in confidence. We do not forward your data to any law firm without your specific consent at the point of submission.

What we do not do

  • We do not give legal advice.
  • We do not recommend specific properties.
  • We do not act as a buyer's agent or property scout.
  • We do not sell property, list property, or advertise property for sale.
  • We do not handle escrow or hold funds on behalf of buyers.
  • We do not file tax returns, visa applications, or other regulated work.
  • We do not accept payment from agents or developers in exchange for editorial coverage.

If you spot a factual error, an outdated rate, an outdated rule, or any content you believe should be updated, write to miguel@fractio.se. We take corrections seriously and update the affected pages, with the date of correction noted where material.

Data and privacy

We do not share consultation enquiries with anyone other than the partner lawyer you have consented to be connected with.
